Farm Shop

Operational folder for the farm shop. Not just a shop โ€” logistics hub, cold chain node, feed node, community node, butcher node, future cafe + training centre. Everything starts here.

Core rule: The shop is the public face of the farm. Clean, welcoming, well-stocked. Relationship first, commerce second. Every spoke feeds product into this hub.

Shop Operations

Overview

The farm shop sells everything the farm produces: meat (via butcher), eggs (via poultry), vegetables (via garden), bread (via panaderia), feed (via feed spoke), plus bulk refill and vendor partner products. Community hub โ€” farmers come for feed, stay for coffee.

Vendor Partners

Overview

Partners add convenience and community without creating inventory risk. Farm tools, supplements, weekend stalls, food partners, repair services.

Partnership Models

ModelHow It Works
Consignment shelfVendor owns stock, replenishes on schedule. Commission per sale or fixed rent.
Stall / Market dayVendor sets up for set hours. Stall fee, % of sales, or hybrid.
Revenue share (food)Vendor operates independently. 10โ€“20% of sales or fixed daily fee.
Sponsored partnerOfficial supplier with signage, co-marketing, priority supply.

Rules

Farm Tools Shelf (Starter List)

Gloves, basic PPE, first-aid top-ups. Rope/twine, fencing wire, staples, strainers. Hose fittings, clamps, tape, sealants. Blades, sharpening stones, fasteners. 12V/24V basics: fuses, terminals, clamps. Animal tags/markers. Keep this shelf "maintenance essentials" โ€” avoid slow-moving items.

Container Build

Engineering placeholder. NOT design approval. Working brief for Rojan, Anna, and you on-site. Everything stays editable. No final decision until physical survey. See also Construction (CAPEX).

1. Structural Form

U-shape container complex. Double stacked all sides. Rear containers set back creating 3m breezeway. Entire structure under single gable roof frame. Roof clad in nipa/bamboo aesthetic over structural steel frame. Overhang for passive cooling, rain protection, and long-term tourism presentation.

2. Container Configuration

Front wings: 40ft ร— 2 left, 40ft ร— 2 right, stacked 2 high.

Rear spine: 20ft + 40ft reefer base, stacked reefer units. Kitchen & prep upstairs, freezer/chiller downstairs.

Total rear length approx 18.25m. All containers: reinforced cutouts, shell retention for structure, engineered beam replacement where removed.

3. Functional Zoning

LevelFunctions
LowerFarm shop, butcher, freezer rooms, chiller rooms, dry goods storage, drive-through delivery side (right), customer parking (left)
UpperKitchen (in rear reefer), open charcoal cook area, training centre, cafรฉ seating, viewing decks, open airflow public area
FrontGrass area, pond, picnic โ€” community feel

Kitchen model similar to Darwin Travel Lodge treetops kitchen โ€” glass barrier safety, wall between prep and cooking, pass-through opening. Public can see chefs.

4. Second Level Floor System

Requirements: lightweight structural solution, non heat-retaining, non-slip, wet-area rated, easy drainage.

Provisional: 19mm concrete wet area sheets, non-slip tiling, framed substructure.

Engineering decisions required: weight tolerance, wind uplift, live load (crowds), forklift loading.

Overhang: 1.5โ€“2m right, left, and front. Connects fully to rear container. Creates large upper deck with balustrades around perimeter.

5. Access System

Multiple entries required: main public stairs front, emergency stair rear, emergency stair side, forklift/vehicle access ramp.

Ramp: graded earth ramp, gentle slope, forklift capable, vehicle capable, direct to second level. Separation: public cafรฉ access from rear slope, logistics below. Traffic separation.

6. Earthworks

Rear: earth bank built up to container height โ€” allows drive access to level 2, hides water tanks, improves wind resistance.

Site shaping: drainage away from road, swales into gardens, flood diversion channels.

7. Rear Reefer System

4 rear containers. Bottom: freezer + chiller. Top: 20ft chiller + 40ft kitchen prep. Reefer used for temperature stability.

8. Water System (Location)

River NOT at this site. Well + tank system. Target: 60,000L storage. Tanks located rear, against earth bank, behind containers. Hidden by structures, vines, gardens, canopy.

Pump room separate: valves, filtration, potable system, tank monitoring, fire hose tie-in. Potable water: well water, full filtration, 20L refill sales possible (โ‚ฑ30/20L).

9. Roof Structure

Single large gable frame spanning entire U. Protects containers, future tourism aesthetic.

StageMaterial
Stage 1Hoop / canvas temporary
Stage 2Steel frame
Stage 3Nipa / bamboo finish

10. Drainage

Box gutter outside balustrade, deck drains multiple points, butcher washdown drainage, grease trap routing, water diversion into landscape.

11. Fire & Safety

Multiple exits, fire hose tie-in, sprinkler future provision, isolation power points, flood shutoff zones.

12. Drive Flow

13. Horseshoe Multi-Use Logic

This design repeats. Built once, replicated multiple times. Future uses: machinery shed, goat barn, chicken barn, cow barn. Stage 1 hoop roof reused later.

Engineering Hold Point

All items below require review: final structural reinforcement, beam sizing, slab loading, wind loading, earthquake compliance, drainage calculations, ramp grade compliance.

TO BE REVIEWED BY: Rojan, Anna, You on-site.
No final decision until physical survey.
